Square Feet Paper 2.0 involves a Net Zero Sub of $180, and $220 per Square Foot on the sale/resale of an SFP 2.0. Any freelancer wanting ErmenCharles' assistance on project resales must pay 15% of the Resale Final Value (RFV - 180). The direct purchase/sale of a house includes notarial, brokerage fees and tax exemptions paid in accordance with the established regulations, as well as for those who build houses given the significant cost of them - When building a house, the great costs can be related to several aspects: Building materials (costs of materials such as stone, wood, steel, and insulation can vary greatly); Labor and management (the quality and cost of labor and management can significantly impact the budget); Amenities and Facilities (heating, air conditioning, ventilation, plumbing, electrical, and bathroom and kitchen equipment are expensive); Landscaping (fencing, and access landscaping can add costs); Permits and regulations (building permit fees and costs related to environmental or safety regulations can be high); Options and finishes (the choice of interior finishes (floors, walls, paints, floors and coverings) and equipment (lighting, sanitary ware) influence the total cost).
MANAGEMENT:
Square Feet Paper 2.0 is relieved of property management, construction and maintenance work, as well as the contribution of brokerage/notary in the purchase and resale.
SFP 2.0 offers a simplified and less restrictive approach for those who want to grow in the real estate sector, where the freelancer should only focus on the financial aspects and not on the direct management of physical real estate or the resale of intangible tools: SFP 2.0, PassivHaus 2.1 and Leaflets/PS.
SFP 2.0 relieves you of the day-to-day management of properties, such as finding tenants, collecting rents, and managing conflicts. You don't have to worry about construction, renovation, or property maintenance. Fees related to buying and reselling are also reduced, those related to brokerage are non-existent.
